What property hunters look for in ads ?

By Roger Dan

Not every ad guarantees phone calls from customers
Many users who have posted ads on the Internet will know that not every ad guarantees phone calls from potential buyers. In this article, we would like to share with you some methods on how you may increase the number of phone calls from potential buyers.

Convince potential buyers to call you Most property agents and owners have a misconception that when they post an ad offering what they have for sale or rental, it is enough to convince potential buyers to call you. And if they don't, it is simply because they are not interested in your offer. This may not be necessarily true.

You may not have elaborated to potential buyers, the benefits of owning or renting that property. A typical example is that most advertisers may have indicated in their property ads that a school is near the living premises. However, in the eyes of the buyers, it might not mean anything to them.

Instead, you could elaborate to potential buyers that the school is near the living premises; it is an advantage to couples with children, as they could cut down their traveling expenses when they send their children to school.

Make your ad stand out from the rest Emphasizing the benefits alone is still not sufficient in advertisements. If there are many properties, you will have to make your ad stand out from rest. One way in which you could do it, is to place emphasis on the unique valuable assets your property has.

An example could be a prestigious school, a shopping paradise, a pool view or even a friendly neighborhood.

Summary - Convincing your customers is the first step
If you have followed the above two points when writing an ad, you would have provided all the information a potential buyer wanted. For some of viewers, that may still not be enough. This is because many advertisements are usually an overstatement. A recommended way to convince any potential buyer is to post a photo of the property, or its surroundings. This should be sufficed in convincing potential buyers to call you. Don't take our word for it, write a convincing ad now.
